Around this time of year, strong offers are viewed very favourably with the underlying deadline of Christmas looming. Here are my tips on how to make your offer look more attractive in what is still a competitive Spring market.
1) Make your intentions clear to your agent
Get on their 'hot buyers' list for the silly season! You'll be privy to VIP inspections and may even find yourself in a position to purchase a property before it has a chance to hit the market!
2) Have your Financed Pre-Approved
If you are serious about securing a home before Christmas, two week finance clauses are a difficult pill to swallow for most vendors. Start the process with the banks now and work closely with your financial advisor in order to put forward an unconditional offer and have things move quickly.
3) Utilise your Solicitor
Ensure that the contract & Section 32 have been ticked off before signing on the dotted line to avoid any unforeseen delays.
4) Special Conditions
If opting for a building inspection, get this done beforehand. This may cost you a small fee, however if you are serious about the property show the vendors your commitment by getting the property looked at beforehand to offer a cleaner contract.
5) Terms
Try and match the vendors terms in regards to settlement, remembering that long weekends give people great opportunity to move in and out of homes with some grace period. Try and aim for these in the coming months, there are plenty of them!
