Property prices have risen throughout the year across the country, though the rate of growth has slowed from the fast pace seen earlier in the year. As the year draws to a close, we have just one more auction weekend for 2024, with many buyers seeking to secure a property before the festive slowdown.
Hottest Family Suburbs for 2025:
Industry experts have revealed Australia's top family-friendly suburbs that are set to outperform in 2025, helping homebuyers who are prioritising family appeal in their property search.
Family appeal was one of the nine key factors on which suburbs were nominated and chosen by a panel of property experts for REA Group data. This refers to features such as dwelling size, perceived safety and distance from good schools and are important considerations when families seek out a home.
Bairnsdale, Blackburn South and Coburg were chosen in Victoria for their family-friendly features, including their accessibility to schools and strong sense of community. Ferntree Gully and Karingal were also included for having affordable family homes and good amenities for young families.
Fletchers Auction Weekend:
The Fletchers Group was thrilled to achieve a clearance rate of 67% over the weekend for our clients. Across Melbourne, there were just over 1,000 homes taken to auction. With the festive week fast approaching, PropTrack economist Anne Flaherty noted the urgency gripping both buyers and sellers.
"There's a lot of stock available right now, but agents are under pressure to sell before the market slows down in the last week of December," she said. Ms Flaherty said for investors, the looming January 1st land tax and Airbnb tax changes are another motivator for buyers to act now.
