Daniel Bolton, Director and Auctioneer of Fletchers Mooroolbark, first met the Thomson and Dickinson families a little over a year ago.

Here's their story.

How did you meet Daniel Bolton?
Tim Dickinson: I contacted the Fletchers office in Ringwood and Dan was just kicking off the Fletchers office in Mooroolbark at that point.

Annette Thomson: I actually met Daniel that day too because I was babysitting their kids for them. How did you come to choose Fletchers?

Belinda Dickinson: We had a few appraisals come through because we had looked at a few properties even before we put ours on the market. When we met Dan, I just felt like we could trust him. He wasn't about selling it quickly or in a rush. He was more like, 'let's put it on the market and I'll work with you and prospective buyers to get you the best price'.

Annette Thomson: We first used Fletchers Maroondah and Mooroolbark offices to help sell my mum's home and they worked amazing as a team. We chose Fletchers because we felt they were the best in what they did. They were professional, their branding stood out, we loved what they stood for. We'd seen a lot of other real estate agents out in the market and Fletchers were just really Refreshing in their approach to selling houses.

Adam Thomson: We were lucky because we got to see our family use Fletchers first and they did a good job, so we wanted to use them too.

How many times have you sold with Fletchers?
Annette Thomson: We've now sold 3 houses with Daniel Bolton at Fletchers Mooroolbark within the year. It's been exactly 12 months.

What made you sell with Fletchers multiple times?
Tim Dickinson: We really liked the brand. I found all their marketing and the properties I saw looked very professional. Their houses always presented well and were marketed really well. The Fletchers strategy is designed, through 100 years of experience, to get you the best price and the best outcome. As opposed to other agents, sometimes you get the feeling that they're just looking to make a quick sale.

What was your experience of the property sales campaign process?
Tim Dickinson: I really liked the Fletchers model of having a strategy towards selling the property. It was Refreshing having someone give us an honest opinion how we could value-add to our property. Dan gave us good tips about how best to spend our time to get ready for presenting our home. It was also good that the Fletchers Places magazine was handed out at every open. So, having our property in that gave exposure to a lot of different areas.

Belinda Dickinson: When we had people through our place, I'll be honest, it was a little bit in the shambles. So, it was going to take a bit of a push to get it ready in time. Dan saw our vision of what it could be by the time we were ready to put it on the market.

Annette Thomson: The communication to each other and then with us was outstanding. We knew exactly what was happening and it made the whole experience super easy. Dan was interested to hear what we wanted, it wasn't just about telling us what our house was worth and that made it a team effort.

Did you experience any challenges along the way? How did Fletchers help you resolve these and achieve a positive outcome?

Adam Thomson: Our two biggest potential bidders for the auction dropped out two days beforehand, but Daniel was really good. He called us up and we went into the office at Mooroolbark and he laid out the plan. He told us why we didn't need to worry about it, as well as who else he had in mind that he thought would be bidding on the day. It was just really reassuring that he was so honest with us and that he had a plan of action.

Annette Thomson: On the day of the auction, at one time, Daniel came in and said to us, 'I believe that couple have more money, so I think the way we can get our best price is - let's call it, pass it in and negotiate with them'. The couple had actually just walked off the street, they hadn't even seen the house prior. Within 15 minutes after it being passed in, we had a sale and it was much higher than we actually anticipated. So, we were super happy with that.

Would you recommend Fletchers to family or friends? Why?
Annette Thomson: I've recommended Fletchers to a number of people and a couple of them are going to sell their houses with Fletchers. Another couple is actually going to change their agency to move to Fletchers as well.
