Well kept villa attracts many buyers

Senior Property Consultant, Graeme Keogh told Property News that 1/28 Main Street, Blackburn attracted strong buyer attention with no less than 100 prospective purchasers inspecting the property during the marketing campaign. The result? The residence sold for $387,500 – a great result for the vendors.
Graeme says the property is a well kept front villa in a desirable position. "It's the same old story, location, location, location. This well kept villa is in a convenient and attractive position.
"A beautifully presented clinker brick veneer front unit it is in an appealing garden group near a bus stop and convenient to the Blackburn Shopping Centre and train station. As a result it attracted a lot of attention. There is little wonder it sold so well.
Asked why Fletchers is such a success, Graeme says that even though the unit is a quality property which you would expect to sell well, there are other reasons to why he believes the agency consistently produces the right results.

"Even though the market may be difficult at the moment, we don't contribute to the 'doom and gloom' scenario that is being perpetuated by some sections of the media. With interest rates tipped to fall again at the end of the year we are optimistic the market will continue to improve.
"That is one reason why we have done so well – we have a positive outlook. But, the other reason is we are meticulous in our approach to marketing a property. Firstly, we don't talk the price up. In appraising a property some agents intentionally inflate the value to win the listing. We don't do this. We tell the vendor what we believe the property is really worth."
In the campaign leading up to the auction, Graeme and his team concentrated on fi nding qualifi ed buyers whom they knew would be interested in the property. "We have an extensive database and there is no doubt that it has contributed to our success over the years" he says.

Graeme and his team also had a great result recently with the private sale of 17 Silverleaf Court, Forest Hill. Sold for $795,000 Graeme says this is a spacious 5 bedroom home with both formal and informal living areas, a double garage and beautiful swimming pool.
"Set in a quiet no through road, this is an ideal home for the growing family. Once again, the strong result underlines our confidence in the market and proves that a quality home will always sell in any market."
