Vigorous marketing secures fast sales

Senior Property Consultant Daiman Kane says the sales indicate the market is still steady despite the uncertainty of the global financial situation. "Fletchers believes if you have the right attitude then you can sell in any market," he says.

On the other hand we assess a property carefully and in doing so set a realistic figure we know will meet the market. "Finally, you need a marketing campaign that targets those sectors of the community who you know would be interested in the property.

Once again owners need professional advice about this, so they can be sure they're going to maximize the sale price," Daiman says.
"With the latest interest rate cuts announced by the Reserve Bank, the market will hopefully be even stronger now in the lead up to Christmas." Daiman says 16 Gracehill Avenue, Burwood was bought by a young couple before auction.
"This quintessential family home is beautifully presented and thoroughly updated. An elevated 4 bedroom timber home, it is on a generous garden block, close to a primary school, tram, shopping centre and schools such as Mount Scopus and PLC. "Despite the fact there was a lot of interest during the marketing campaign, the vendors decided to accept the purchasers' offer prior to auction because it was so good," Daiman says.

Senior Associate David Taylor agrees with Daiman's assessment of the market and says regardless of how serious the international financial crisis might be, it is apparent the local property market is bearing up well.
"Many people buy into property because it's stable and in the long term there's no doubt they will see capital appreciation. The recent sale of 1/14 Iris Street, Burwood is a good example of how easy it is to still sell homes.
"This 2 bedroom home is beautifully presented and was sold for $465,000 after only 10 days. The purchaser saw the property for 15 minutes late one Saturday afternoon, made an offer and bought it! How easy is that?" David says.
