The smell of spring was in the air and people were out in plenty to observe the auction buzz over the weekend.

The REIV recorded a clearance rate of 74%, compared to 63% on the same weekend last year. Fletchers achieved a clearance rate of 89%, selling sixteen out of the eighteen properties scheduled for auction, making a total 43 out of 45 properties sold over the last four weeks.

A standout sale for the day was the impressive four bedroom, two bathroom home at 1 Carlyle Street in Mont Albert. The gorgeous decade old home offers exceptional living and with all the comforts. A stunning entertainers kitchen overlooks a light filled living areas flow out to a paved alfresco area fusing indoors with outside. A large crowd gathered to observe the action where interest was apparent early on. Bidding started slow, until one interested party entered with a rapid spout of bids ensuing, pushing the eventual selling price to $2,006,000, $166,000 over reserve.

Directors and Auctioneers Ben Williams and Robert Sheahan had another great result with the four bedroom, one bathroom home at 28 Compton Street in Nunawading. Offering excellent renovation potential the existing home is set on a corner block with a north-westerly aspect and features generous living spaces, enclosed front and rear porches and plenty of storage space. Three bidders sought to take old of this unique opportunity, with the property selling for $615,000, $95,000 above reserve.

The original four bedroom home at 2 Wilton Street in Blackburn North presented another fantastic result for auctioneer Michael Richardson and agent Michael Rosano. Situated on a generous allotment of approximately 757 sqm, the home offers the opportunity to modernise or is a possible new home or redevelopment site. Selling for an impressive $120,000 over reserve, nine bidders were amongst the action with the hopes of securing the property. A pleasing result for both vendors and purchasers, the property sold for $800,000.

With six bidders and a selling price $450,000 over reserve, 4 Sir William Street in Kew was certainly a highlight sale for agents Belinda Andersen and George Bushby. The Federation style three bedroom home has been meticulously maintained and features expansive formal and family living/entertaining and a charming alfresco patio all set in a fantastic Kew location. The property sold for $2,450,000.
