20th August 2013 / Jeremy Desmier: Fletchers Group News Update – 21 August

The REIV recorded a clearance rate of 76% over the weekend, compared to 55% on the same weekend last year. Fletchers, for the second consecutive week achieved a 100% clearance. These figures, alongside the high sales results and number of bidders seen at auctions, emphasize how well the market is performing at the moment.

Fully renovated and filled with sophistication, comfort and style, 18 Deakin Street in Mitcham was a fantastic sale for Director and Auctioneer Tim Heavyside. Offering endless highlights such as a striking open plan kitchen, dining and living, North facing alfresco/entertainment zone and spa ensuite this home has something for everyone. This was evident on auction day, with five bidders competing to secure the property, pushing the eventual selling price $134,000 over reserve.

Tim maintained his auction success, achieving the highest sale seen in Shafer Road, Blackburn North, an astounding $1 million, $150,000 above reserve. A large crowd well in excess of 100 gathered to see the auction for the popular four bedroom, two bathroom home at 98 Shafer Road. Ten interested parties bid in the hopes of securing the property. A pleasing result for all, and a highlight of how hot the market is right now.

The two bedroom clinker brick home at 1/16 Sherwood Road in Surrey Hills was another auction with an impressive number of participants on the day. Offering qualities that appeal to the masses it was easy to see why the property was so popular throughout the marketing campaign. The auction saw nine bidders take part with the selling price pushed $151,000 over reserve to $811,000, a great result for agent Michael Richardson and the vendors and purchasers.

Offering the unique opportunity to restore, renovate or extend (STCA) the two bedroom, one bathroom home at 132A Fordham Avenue in Camberwell was an exciting sale for agent Nick Colavecchio and Tim Heavyside. The character filled home retains period features of art deco glass doors, decorative ceilings and hardwood floors leaving endless possibilities for restoration! Three bidders sought to take hold of a fantastic opportunity, with the property selling for $755,000, $25,000 over reserve
