13th April 2015: Fletchers Group News Update 13 April

After a short break over Easter, our agents were eager to get back to auctioning houses! We woke up to a chilly Saturday morning but the sunshine, combined with plenty of auction activity meant that we warmed up pretty quickly.

The REIV recorded a clearance rate of 78% over the weekend with 555 auctions scheduled, 431 of which were sold. Fletchers achieved a success rate of 79% over the weekend for our network of offices, with 11 properties sold under the hammer.

In Box Hill North, 16 Galt Street went under the hammer late in the morning. The single level residence has undergone a superb renovation that blends period elegance with contemporary allure. The three bedroom home offers fantastic open plan living with a magnificent timber kitchen, plus family/meals area that leads to a full-width covered alfresco deck and north-facing, Tuscan inspired garden. The auction saw five keen bidders hoping to secure this property. It reached $258,000 over reserve – selling for $1.208 million!

Soaring ceilings, over sized rooms and a flexible light filled floorplan were instantly attractive to prospective purchasers of 12 Echunga Close in Forest Hill. Set in landscaped gardens with manicured front and rear lawns, the immaculate, double storey four bedroom home offered potential buyers impressive room sizes. The quality home is in a well regarded pocket of Forest Hill, within walking distance to schools and shops. Bidding was competitive amongst four keen buyers on auction day, with the property selling for $1.205 million – $255,000 over reserve. A great result for our vendors and purchasers!

Another great result for Fletchers was the sale of 156 Church Road in Doncaster. The spacious brick veneer home is situated in a perfect family position, close to Doncaster Secondary College and within walking distance to shops and transport. The three bedroom home features polished pine and hardwood floors throughout plus a bright kitchen, established garden, shaded alfresco area and an in-ground pool. Selling at auction for $970,500, it was a great result for all involved.

Our Fletchers Diamond Valley office also had a great day of auctions. In Eltham, 55 Falkiner Street sold for 861,000 a great result for agents Kaye Hover and Dean Wolfe. Also under the hammer was 40 Louis Street in Greensborough selling for $610,000 – making for some very happy vendors and purchasers!

Congratulations to Daniel O'Regan from the Fletchers Diamond Valley on completing Oxfam Trailwalker. Daniel and his team walked 100 kilometres in 48 hours to help raise funds for those living in poverty around the world. What an inspiring effort by Daniel!

Looking for something to do this weekend? Fletcher is proud to be sponsoring the Parkmore Primary Community Fair. On this Saturday, 18 April from 12pm, the fair has a great range of activities and entertainment for the whole family to enjoy. There will be a farmer's market, rides, art exhibition, a silent auction and musical entertainment. Head down to Parkmore Primary School, Jolimont Road in Forest Hill and help support our one of our local schools!

Enjoy the rest of your week!
