Inspecting a property is a pivotal experience for buyers, either inspiring them about how they might create a new chapter in their lives or sending them home disappointed.

When a prospective buyer conducts a walk-through of your home, it's essential that we've done everything we can to leave them with a lasting impression.


There's no better way to present a home than by "staging" it for prospective buyers. This could include engaging a professional stylist to guide you in the selection of some soft and hard furnishings to hire which will showcase your house or apartment in the best possible light.

While this will be an expense, the dividends can be tremendous especially when trying to capture the attention of prospective purchasers in what is often a flooded online market.

Preparation when selling your home is key as it can add thousands to your final outcome. There are, however, some mistakes to avoid, which could equally end up costing you thousands.

So, when preparing for your first inspection here are 7 things to keep top of mind:

1. Blocked Doors

Clutter can be the curse of a home that's for sale. If you can't walk through a space freely, buyers will think the space is inadequate. When considering furniture placement, consider where the doors are and how the space can best flow.

2. Bed Against a Wall

This will often shrink a room. Even if it's a small spare bedroom, move the bed away from the wall, ideally with a bedside table on at least one side and it will automatically appear larger.

3. Desk in the Bedroom

Working from home may be all the rage, but don't have your work desk in a main bedroom. It detracts from the ambience of what should be the most serene space in your home.

4. Toys

Pop them away in a cupboard or store them off-site if you can. A great trick is to keep just one box of your kids' favourite items which will keep them entertained during the course of the campaign. This will take the pressure off tidying up each and every time an agent calls to inspect.

5. Washing Up & Laundry Areas

Remember to clear the sink and wipe down the draining board. If you have a dishwasher, put them in there and turn it on. A sparkling kitchen is always best. Similar to the kitchen, make sure your dirty laundry is out of sight. So whether that's hiding it in the washing machine, dryer or basket - out of sight is out of mind. Clothes drying on the line also isn't ideal, clean lines and open spaces is what we are striving for.

6.Dust

It's always a good idea to run a duster and vacuum over the house before a viewing. Newly vacuumed carpets or recently swept floors give a fresh and clean first impression; first impressions are everything!

7. Fresh Air

And lastly, always promote healthy airflow within your home by opening windows, using air filters or turning on air conditioning.
