3rd December 2021 / Prue Fletcher: 5 Ways to Get the Most from a Summer Sales Campaign


With COVID and lockdowns holding the property market back over Winter and into the start of Spring, you'd be forgiven for asking whether now is the right time to sell?


However as we are about to enter another Summer selling period, the property market is poised to yet again take off strongly adding to this unprecedented boom Melbournians find ourselves in.

Our agents are currently assisting many clients across the early Summer period, with 287 properties listed across the Fletchers group during the month of October. One of our strongest new business months across our 100 year tenure!

There will be many questions as we say goodbye to 2021, and by that, we mean relating to the property market. Should we make the most of a Summer sales campaign? Should we be capitalising on current market conditions? Do we think prices will continue to rise? Or will we then find ourselves priced out of the market? There is a lot to navigate and finding a trusted advisor is key.

Here are our top tips to help you make the most out of your Summer sales campaign.

Engage Your Agent Early

Rate My Agent is a great place to start. RMA is an independent review platform where sellers and buyers can make commentary on individual experiences with agents. Marry this with attending some comparable open homes in your area as well as seeking out referrals from friends / family whom have also sold locally and you will have a solid foundation to engage an agent that is right for you.

Strategy

Plan PRE Christmas for a POST Christmas Sale. With the festive season comes public holidays and it is important to keep in mind that schedules change as people become busy. Although restrictions to travel means that more Melbournians are home these holidays, if you're holding inspections, make sure you discuss with your real estate agent the optimal frequency to ensure all potential buyers have a chance to view the property.

Tend to Your Garden

If your property is in a dry area, make sure you try and keep your grass and garden green. A well-kept outdoor area can make a huge difference to your property sale, especially if it's already a selling point.

Offer Flexible Inspection Times

The heat of a hot summer's day can work against you. It's energysapping, and most people will try to minimise their time with you. So, we'll look at mornings and early evenings and see if these are the optimal times to sell your home. For example, it may be a good idea to schedule your open times in the morning, particularly if the weather is hot. However, if you are based on the Peninsulas, an afternoon viewing in the cooler breeze may be more practical. Adaptability is key.

Auction Dates & Early Photography

Auction Dates for 2021 have now all been locked away, so if you are planning to go under the hammer in late January or early February it's advisable to engage with your agent now. This provides an opportunity to secure preferable time slots as well as potentially have your external photography taken so as to not bear the effects of the summer heat in your marketing material. You can then relax knowing that's taken care of for the holiday season.
