31st July 2012 / Bradley Brown: Fletchers Group News Update – 30 July

If you have visited fletchers.net.au over the last day or so, you may have noticed some changes! Our REIV award winning website has had a major facelift, and we are extremely pleased with the results. Although there is a bit of fine tuning to go, we hope that you enjoy the new look and feel as much as we do!

On Saturday night Fletchers staff, partners and key suppliers attended our 2012 Annual Awards Night, held at the Crown Casino's River Room. There was over 240 in attendance on what was a great night, with Chris Helder undertaking MC duties and doing a fantastic job. Balwyn North Senior Associate, Jason Salan was presented with the Number 1 Property Consultant award for 2012 and Director Tim Heavyside the Harold Fletcher Award.

Two well respected members of our team were inducted into the Fletchers Hall of Fame – Director Jeremy Desmier and our esteemed CEO, Bradley Brown. For photos and more winner info from the night, like us on Facebook!

Auction day on Saturday yielded a 62 per cent clearance rate for Victoria, compared to 57 per cent on the same weekend last year. The end of school holidays has certainly had an impact on the higher number of auctions conducted.

Fletchers enjoyed a successful auction day, with most scheduled with an early start of 11am. Competition was fierce at the auction of 2/29-33 Baker Street, Ocean Grove which sold under the hammer after 58 bids for $351,500. A fantastic result by James Gladman and team, which was $56,500 (almost 20%) over reserve!

The morning was slightly wet yet four bidders competed for the opportunity to own 13 Harper Street, Northcote – a two bedroom, single fronted Victorian cottage in need of renovation. On the market at $600,000, the property sold for $606,000.

Auctioneer Jeremy Desmier (pictured below) did a wonderful job of calling the auction at 9 Cityview Road, Balwyn North in the rain. Four bidders competed, with the property eventually selling for $50,000 above reserve!

Senior Associate and Auctioneer, James Bateman produced another impressive result, with four bidders in hot contention at the auction of 4/184 Prospect Hill Road, Canterbury. A great result for the vendor, with 90 groups inspecting the property and a crowd of nearly 100 people in attendance on auction day, pushing the selling price nearly $60,000 above the reserve!

Fletchers Eltham also had a fantastic result this week, selling the contemporary residence at 62 Cairns Street, Greensborough after over 250 viewings and 15 offers! The home eventually sold for $770,000 – $30,000 over the top of the range.

Tune into Digital Channel 74 (TV4ME) tonight from 7.30pm to watch MPTV – Tim Fletcher will appear twice on tonight's episode – the Property Panel to discuss valuations and the Top Tips segment for selling in winter.

Enjoy the rest of your week!
