The REIV recorded a clearance rate of 79% over the weekend, compared to 59% on the same weekend last year. This is an indication of the continuing strength of the market as we move further into spring. Fletchers performed well above the industry average, posting a 95% clearance rate, selling 20 properties (including 3 sold before), scheduled for auction.

There were several record breaking sales for Fletchers on auction day, including the three bedroom home at 12 Kiewa Street in Ashwood. Offering the opportunity to extend, renovate or build a dream new home, this property attracted a lot of attention throughout the marketing campaign. Agent Steven Zervas noted that several parties inspected the property multiple times. There were a total of eight bidders, including one party who had viewed the property for the first time on the day. In a great result for Steven, agent Mark Fletcher, their vendors and buyers, the property sold for a Keiwa Street record of $803,000.

Another outstanding sale was achieved for the impressive four bedroom home at 9 Prestbury Drive in Vermont South. The beautifully crafted double storey home sold for $1.138 million – a record price for the newer pocket of Vermont South. Agents Michael Richardson and Michael Rosano were delighted at the amazing results for their vendors, which was achieved after a competitive auction that included a total of eight bidders.

The stunning semi-detached townhouse at 13A James Avenue in Kew attracted strong interest on auction day. With an array of features including open plan kitchen/meals/family rooms and a north-facing entertainer's deck, this home proved one that couldn't be let go easily. A total of four bidders competed, with the final two parties making large bids…in some instances in $50,000 and $100,000 increments. This pushed the eventual selling price $400,000 over reserve to $1.3 million!

Showcasing the buzz in the market at the moment, over 200 people gathered to observe the auction of the elegant four bedroom home at 20 Wells Street in Surrey Hills. Auctioneer Tim Fletcher impressed the crowd with his comedic approach on the day and a lengthy auction of approximately 48 minutes ensued, with a total of eight bidders competing. The participating parties did not want to let this magnificent opportunity pass them by, fighting to the end, entering bids in $1,000 increments totalling $40,000! The property sold for $2.2 million, a fantastic result for Mark and Rob Fletcher, their vendors and the buyers!

After the massive week just passed, the coming auction weekend will be quiet due to the AFL Grand Final. The REIV is expecting only 60 auctions to be called.
