Melbourne's weather sure is improving, with the sun escaping from behind the clouds for a warmer weekend—hopefully many more will soon follow!

The REIV reported 1,001 auctions over the weekend, with an overall clearance rate of 80%—very impressive for such a high auction count! 799 of the auctions resulted in a sale, with 80 of the 202 passed in properties being due to a vendor bid. Fletchers eastern offices achieved a success rate of 69%.

The classic two bedroom home at 57 Nicholson Street in Nunawading is perfect for those looking for a renovation project or to build their own dream residence (STCA). Sitting on a level block of 668 sq m approx. within a leafy streetscape and with a train station, shops, cafes, schools and parks near by, the home is within a location that ticks all the boxes for a family, investors or developers. The interior features two living areas, a study, main bedroom with ensuite, ducted heating, ample storage space and a swimming pool. On auction day there were four bidders after the property with the final sale price being $1.276 million, a huge $276,000 over the vendor's reserve price!

Another beautiful family property that sold on auction day was 125 Elder Street, Greensborough. The stylish, contemporary home is positioned only moments from Elder Street Reserve and other desirable facilities. The home features a bright, spacious living zone, a new kitchen, a huge shed and a private garden. With three bedrooms and one bathroom, it is primed and ready for a new family to occupy it. The home sold on auction day for the great price of $696,000.
