It was an average start to a rather quiet auction Saturday weather-wise, however it certainly became sunny by Monday which was lovely. We hope that everyone enjoyed a relaxing long weekend!

The REIV reported a clearance rate of 71% over the long weekend, a considerable increase when compared to 67% from the same weekend last year. There were 306 auctions reported, with 217 selling and 89 properties passed in. After a relatively quiet weekend due to the public holiday, auction numbers will once again pick up, with two more 'Super Saturdays' in the month, where over 1,000 auctions are scheduled. In fact, it has been reported that the market in 2015 has started with higher activity levels than were reported over the final months of 2014.

Fletchers Eastern Suburbs offices achieved a 100% clearance over the weekend. Our newly opened Glen Iris office had great success, with both of their auctions selling well above reserve.

This included 1/18 Creswick Street, Glen Iris, a conveniently located front villa unit offering buyers a private rear courtyard, bright interiors and a spacious kitchen. It attracted a lot of attention, particularly from downsizers and investors. The auction saw five bidders in competition for the home, which achieved a fantastic sale price well over reserve.

Also in Glen Iris, 15 Howie Street was up for auction. Positioned on one of the largest blocks in the area, the four bedroom home offers views to the city from its leafy elevation. The home has a range of entertaining spaces, making the most of its garden surrounds and enhanced by outstanding flexibility. It was a quieter auction at Howie Street with only one bidder, who secured this unique property for $1.72 million.

The classic four bedroom family home at 2 Studley Street in Doncaster went under the hammer last Sunday. The home sits in an elevated position with glorious gardens and backs directly onto the Eastern Golf Club. Conveniently located, it is within walking distance to shops and transport. The auction saw two competitive bidders eager to secure the property, which reached $46,500 over reserve – selling for $996,500!

The 2015 Australian Property Expo, held at Melbourne Town Hall on both days of the weekend was a well attended event. With free entry, the various exhibitions offered valuable information on projects, investments, mortgages, tax planning and immigrations. Fletchers was well represented on both days of the event and our team members thoroughly enjoyed meeting the wide range of visitors keen to enter the Melbourne property market.

Fletchers is proud to be supporting Roberts Mcubbin Primary School Fair. The Artists' Camp Fair will be taking place this Saturday, 14 March, commencing at 12pm. The fair will showcase a range of homewares, crafts and specialty foods. There will be plenty of rides and entertainment to keep the whole family happy. So head down to Roberts McCubbin Primary School, located at 57 Birdwood Street in Box Hill South, for an afternoon of rides and fun!
