Queenscliff 2 Edgewater Close

Live on the Edge of the Bay

Floorplan

You would be forgiven for a hedonistic haze of happiness - you have just found paradise.

Come and live near the wonderlands of Swan Bay and you will never look back - never!

The uninterrupted panorama is thriving with birdlife as you gaze across the glistening water of the saltmarsh and seagrass meadows. Be a privileged bystander to the amazing annual migration of the northern hemisphere aviators. This is coastal living at its finest.

This deceptively spacious original weatherboard cottage-style home offers wide appeal to downsizers, who still crave a tinker in the garden. Families will love the beautiful marine 'playground' for young minds, and holiday makers will desire the escape and timeout. The orientation of the residence is absolutely superb on this large block of approx. 814.5m2 with east-to-west flanks, north facing main living and southern sleeping quarters. The block is very private with a long driveway to a DLUG, secure and generously proportioned front and rear yards, and convenient side access with a western aspect undercover patio - perfect for sunset alfresco entertaining.

The retro interior is in fantastic condition, and the holiday use has kept the 'miles' down on this one. Entry is by the charming, full length verandah - this is the spot for the weekend newspapers. The open plan kitchen-dining area flows effortlessly to both outside to the patio and inside to the separate cosy lounge room. The sleeping quarters offer generous accommodation with 4-bedrooms, all serviced with a central hallway. The wet rooms are intuitively linked with the separate WC and its dual entry to bathroom and laundry (ext. access). A white-wash will smarten up the raked ceilings with exposed beams and the dado wall panelling beautifully for contemporary living. The potential scope for renovation and extension (STCA) on both the north and south perimeters is enticing and logical. Retain the single-level ease or climb the sky into another level with a design that offers strong solar gains. This well built, solid home projects a warm friendly feel, nestled amid a well established private block with easy-care landscaped garden beds. There is even a cubby!

Generous accommodation with 4-bedrooms, 1-bathroom Potential plus for a renovation + extension (STCA) Cedar trim on windows and doors accent the neutral palette. Climate comfort with retro gas heater, air-con and ceiling fans. 1st Class location with Swan Bay & Queenscliffe at your doorstep. Ideal for permanent residences, downsizers and holiday makers.

Important Information

Fletchers Area Guide Queenscliff, VIC 3225

Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
