Water at your front AND Back doors!

Floorplan

Right from the outset, it is most important to point out that any misconceptions you may have about this property being small (due to the way the address reads) are completely unfounded. Failing to consider this property based on that alone will mean you miss out on something that is truly special.

With direct beach access from the rear and Swan Bay directly opposite, the location of this home is superb, but it doesn't end there. Add the short walk to shops (and the local kiosk for breakfast!), the easy 30 minutes commute to Geelong and 90 minute drive to Melbourne and it really wouldn't matter much what the house was like! Luckily...it has loads to offer too.

The spacious entrance hall hints at what else may lie within the walls of this dwelling but it is not until you enter the main living room that you fully appreciate the sheer size and stunning aspect. With raked ceilings throughout all of the living areas and large expanses of windows capturing the morning sun, the natural light and warmth streaming in to the room beckon you to settle in with a cup of tea and linger over the newspaper in your pyjamas.

Equally, the more casual family room beyond boasts ample space and a northerly aspect overlooking the private lawned garden complete with Pizza oven. What a perfect place to entertain! However, if the weather is not flash, the dining space indoors is renowned for catering to as many as 25 guests for Christmas lunch...comfortably! A well-appointed kitchen with views to Swan Bay is perfect for the preparation of food for such gatherings with abundant storage and a socially convenient position beside the meals area.

For sleeping and bathing, you are really spoilt for choice as the downstairs bedroom is huge and enjoys benefits of a WIR and adjacent family bathroom. Upstairs, the bedroom offers a private ensuite and sitting room / office / 3rd Bedroom (depending on your personal needs). All in all, this home is FAR from small and has a plethora of additional features that further enhance its appeal.

Imagine the extended family camped in the common area behind the house; a place where picnics and games or quiet moments in the shade of the trees are interrupted only by the call of the ocean just a few metres away over the dunes. Little ones will be in heaven here and adults needn't worry as the quiet, private access means no busy roads to cross or getting lost. With a range of eco elements already in place (such as solar energy, water tanks and vegetable gardens), you can also live your sustainable dream in a trendy coastal environment. Watch the ships cruise by, practice your golf swing in the park across the road, keep the vehicles secure in the double garage and relish the lifestyle.

Take no notice at all of the preconceived notions you may have about an address that suggests a cramped unit development as this property does not fit that stereotype at all...

Important Information

Fletchers Area Guide Queenscliff, VIC 3225

Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
