Queenscliff 36 Ward Road
Designer living amidst a breath-taking Swan Bay panorama
This stunning architect designed home and idyllic Swan Bay panorama are perfectly paired. The striking 8 year old home, built by local tradesmen Bolder Construction, sits metres from the tranquil waters of Swan Bay and is within an easy stroll of the Dog Beach. It boasts close proximity to Queenscliff and Point Lonsdale villages, yet is unaffected by hectic summer tourism.
The clever floor plan boasts two levels of living designed to accommodate separate groups for holidays or permanent residency. The facade has geometric form, rich in natural timbers and enhanced by nestling Moonah and gums.
The high-quality build boasts polished concrete floors with underfloor heating on the lower level, and light bamboo floors on the upper level. The wet areas are luxurious highlights, featuring Ceasarstone vanity tops, porcelain tiling, large in situ showers and full height windows.
Upstairs, the incredible water views are breath-taking. The Swan Bay vista flows from the Bellarine Hills across to the Queenscliff skyline. Dual industrial-sized sliders connect the sundrenched deck to the open plan kitchen/dining/living zone bringing you closer to the views. Raked ceilings accommodate lofty clerestory windows that harness natural light and warm winter sun. The central fireplace demarcates dining and living and provides a special ambiance on cold nights.
The kitchen exemplifies the quality of the build. Lavish Caesarstone work surfaces incorporate a suite of Miele appliances, including fan forced oven microwave and dishwasher. The pull-out pantry and ample drawers are effortless, but it's the inspirational scenery that keeps the chef entertained.
A queen-sized bedroom with fitted robes boasts lofty positioning upstairs. Another fabulous wet area serves this bedroom and the living zone.
The rooftop deck is a pleasant surprise designed for total view appreciation. This stunning platform showcases the incredible 360o views and is ideal for sunset entertaining or sun worshippers.
The lower level floor plan includes a spacious rumpus/home office (converting to 4th bedroom if needed) with storage joinery and built-in desk. The chic timber staircase offers an enormous amount of storage beneath. Two queen-sized bedrooms feature fully-fitted robes, one with en suite shower room, the other neighbouring an inviting bathroom with deep bath and deck access for entertaining convenience. The en suite bedroom and laundry also access the private rear deck affording the lower level an indoor-outdoor atmosphere.
The double carport, with storeroom is architecturally in-keeping. Valuable extras include; double glazing, ducted split system AC, ducted vacuum, gas/solar hot water and 3 water tanks supporting fruit trees and the kitchen garden.
You'll be inspired by the beauty of the location and the luxury of the build!

Fletchers Area Guide Queenscliff, VIC 3225
Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
