Refurbish, redesign, extend or just relax!

Floorplan

Within easy strolling distance of all the delights held by this enchanting township, and retaining charming original character, this appealing abode stands ready for refurbishment. Inspiring options for redesigning the floorplan are immediately apparent, and ample space exists on the generously proportioned allotment for extension if required (STCA).

An abundance of handsome modern kitchen cabinetry has already been installed around a gas stove and rangehood. So, along with the gas heating and ceiling fans to assist with climate control, life at this address can start in very comfortable conditions.

High ceilings lined with decorative cornices make the loungeroom and two big bedrooms seem even more spacious. Alongside a small sunroom, a study or potential third bedroom has the benefit of a sun-drenched easterly aspect. Both share views of the pretty flower garden beyond.

There is plenty of extra room in the kitchen for a second sitting area as well as a dining table, plus a concreted area beyond the back door can accommodate alfresco meals. Well fenced, the backyard contains two fruit trees that promise a prolific harvest, providing handy snacks for the renovators. An original single garage could be easily restored to accommodate a vehicle or simply be used as lockable storage.

Less than 400 metres to the beach and so close to sporting clubs, museums, steam railway and so much more, it's only about 30 kilometres to Geelong from this door. Around 100 kilometres to Melbourne CBD, it's also just a short drive from a wonderland of local wineries, cafes, restaurants and a wealth of Bellarine tourist attractions. Ahh, this is the life!

Important Information

Fletchers Area Guide Queenscliff, VIC 3225

Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
