30th October 2008 / David Taylor: Top sales results point to strong Spring market

Strong sales indicate market is turning
Fletchers has again seen excellent sales results as forecasts that interest rates are set to fall this year bring more buyers into the market.

Senior Associate, David Taylor, told Property News he believed the market was turning and expected Spring would see even more buyers.
"Investors have been active now for months so we have been encouraging buyers not to hold back in case they miss the market."
"Recently, 1/37 Belgravia Avenue, Mont Albert North sold for a great price that really pleased the vendors. Overlooking beautiful gardens, this attractive 2 bedroom front villa unit is in a group of 4 homes."
"I was surprised by the high level of interest and took this as a further indication that the market is turning. An attractive colonial style home, it faces a very quiet street and is close to Belmore Road's buses and the Balwyn East Shopping Centre."
"It is a beautiful property, spacious and sunny, with a large lounge room. I'm not surprised it sold and with an improving market, I don't doubt we will continue to see tremendous results."
This property is now sold.

Another example of a great result was the recent sale of 3/35 Durham Road, Surrey Hills. Listing and selling agent, Keith Hamill said the beautifully presented and updated 2 bedroom villa is in a small garden group of 5 homes on a quiet hilltop position. "Located in the desirable English Counties Estate near Surrey Hills Shopping Centre, it is only a stroll to Maling Road's restaurants. It is a good example of a high quality unit and generated strong interest, yielding the vendor an exceptional result," Keith said.
This property is now sold.

David Taylor mentioned that the agency had many high quality listings at present. "One of those that stands out has to be 6 Cameron Road, Box Hill North. A well-designed, 3 bedroom family home with 2 bathrooms, it has real street appeal and fantastic parkland views from the rear of the house."
"What I like about this home is that it's so bright and spacious. With 2 living areas it's ideal for entertaining. Double doors lead from the entrance hall to the formal lounge/dining area which features a gas open fireplace."
"The home has that sense of quality about it and this is highlighted with the beautiful sliding cedar plantation doors that open to a large granite and timber kitchen with stainless steel appliances.
From the kitchen, a large family room offers reverse cycle air-conditioning and bi-fold café doors leading to twin decks. One deck fully lined with drop blinds for privacy, and the second opening onto established gardens. With a huge garage and workshop this home represents value at $670,000," David said.
This property is now sold.
