SUBURB SPOTLIGHT | CANTERBURY, VIC 3126

Canterbury and Autumn: the two just seem to go together like red wine and an open fire, strawberries and cream, bread and butter.

Its famous tree-lined streets begin to shed their leafy greens, making way for that typical Autumn-glow that we see splashed across the Victorian and Edwardian estates that line the sun-kissed postcode.

Known for housing some of Melbourne's most prestigious streets, Canterbury is home to pockets such as 'The Golden Mile', which includes Monomeath Avenue, Victoria Avenue and Alexandra Avenue. Located a short 15 kilometers east of Melbourne's CBD, the blue-chip suburb is landlocked by Camberwell to the south, Surrey Hills to the east, Balwyn to the north and Hawthorn East to the west.

A truly village-like suburb, Canterbury's popular main strip, Maling Road, showcases cosy cafés, bespoke homewares shops and boutique fashion stores. With shop fronts like Between
Us Cafe luring you in for a weekend brunch along the way, you'd be forgiven for thinking it's an 'open for inspection' as
it sits perched behind its white picket fence! Yet, just like it's surrounding homes, you'll find soaring ceilings, an abundance of light and lush greenery, with the bonus of delectable food and some of the best coffee in town!

Although Canterbury in the golden Autumn months is glorious, the suburb is absolutely stunning all year round. Consistently rating highly in surveys such as 'The Age Domain's liveability index', recent REIV data also reveals Canterbury's median house value is currently sitting at $3,250,000 (8.7% above the Melbourne Metro quarterly house price average). With changes set to take effect in the rental market end of the month, Canterbury's median rental return of $933 is also holding strong.

If you're a property tragic, Canterbury has a lot to offer when it comes to getting a closer look into how the residents of the suburb live. Tour groups have been known to frequent the Golden Mile just to get a glimpse of Melbourne's corporate, sporting and professional elite.

165 Mont Albert Road, Canterbury

"Canterbury was established C1882 and is one of the most highly sought after and exclusive suburbs in Melbourne. It has a very family-orientated atmosphere, one which buyers and property admirers alike seem to flock to. I believe it's the beauty of the substantial Edwardian and Victorian homes, the glorious tree lined streets and the charm of Maling Road that is what has kept this suburb so well-regarded for such a long time", Fletchers Senior Associate Gail Logan comments.

Ms Logan believes that the suburbs popularity amongst families is largely driven by the wealth of education options available. "In and around Canterbury are several excellent public and private schools and the suburb is well served by Canterbury station. Shopping centres, churches, parks and gardens are also in abundance. There really is something for everyone!"
