In the passing month, a total of 66 properties were leased during the period 1/11/22 to 30/11/22 by our Property Management team. We are seeing very low levels of stock currently, with reduced time on market for well-priced properties, and renter demand remaining strong in Melbourne's outer east. Vacancy rates have now been on the steady decline since December 2021 with the most favourable market conditions for rental providers we have seen in years.

22 New Managements were leased at an average rent of $656 for the month of November.

Vacancy Rates:

Residential vacancy rates have remained stable in recent months currently sitting at 1.5% for October 2022, with 8,058 vacancies within the Melbourne Metro Area, decreasing with 1,329 less vacancies from 9,387 vacancies in September 2022. We have seen the vacancy rate continue to steadily decrease during 2022 from 3.3% in January 2022 to now 1.5% in October 2022, a reduction of 1.8% in just 10 months, with the vacancy rate now sitting 0.6% below levels in March 2022 when Covid-19 lockdowns set about, and such pandemic market conditions began. The national average has also remained steady currently siting at 1.0% with 30,929 vacancies, a decrease of 2,884 vacancies from September 2022. *source SQM Research

RESIDENTIAL TENANCIES REGULATIONS 2021

On Monday 29th March 2021, the State Government will be introducing the biggest rental reform in Victoria's history. Updates to the legislation form part of more than 130 rental reforms, with the new measures ensuring that every rental property meets basic minimum standards.

Recently Consumer Affairs Victoria has made amendment to gas and electrical checks required for newly built homes.

If the rented premises is a newly built house or apartment it may not be necessary to conduct a separate gas and electrical safety check. 'Newly built homes' typically refers to homes that have never been occupied.
