27th March 2017 / Ben Williams: Fletchers Group News Update 27 March

We experienced some pleasant weather on the weekend – a happy medium between being too cool and too hot!

Another auction weekend of success, with an 82% clearance rate achieved after 975 of the 1,193 properties under the hammer achieved a sale.

The Domain Group stated that, "Clearance rates are like a barometer for buyer sentiment. Anything above 70 per cent implies it is a sellers' market." So if you're looking to sell, now is the perfect chance to jump into a strong auction market with plenty of buyers!

The weatherboard home at 18 Mariana Avenue, Croydon South is positioned on the high side of the street, with treetop views of the Dandenong Ranges. With three bedrooms and dual living areas, the home is well suited to families, with shops, restaurants, schools, Maroondah Hospital and transport conveniently located close by. The 850 sq m (approx.) block also has opportunity to become a new home site (STCA). With five keen bidders on the day, the home sold at auction for $750,000.

The charming French provincial inspired home at 8 Elm Street, Blackburn was custom built, with four bedrooms and two bathrooms. Well suited to families and those who love to entertain, the home has an open plan living room, outdoor living area, an inground pool and plenty of storage. The residence has superior fittings throughout, and features automatic gates, fruit trees and a variety of amenities located close by. 8 Elm Street had a very successful auction day, selling for $2.46 million. "A huge crowd of 250 people witnessed this stunning home set a new pricing benchmark for this pocket of Blackburn," stated agent Ben Williams.

Located close to the Maling Road cafes, transport and shops is 2/15 Maling Road, Canterbury; a charismatic, newly renovated two bedroom home. Behind a high front fence and private front garden, this residence has an open-plan living, combining the lounge, dining and gourmet kitchen. The single bathroom has a marble vanity and floor to ceiling tiles, with other features of the home including excellent storage, Bosch/Asko appliances and ducted heating/air conditioning. The lovely Maling Road home sold under the hammer for $1 million.

The Victorian beauty at 46 Balwyn Road, Canterbury also sold on the weekend, with agent Trevor Buhagiar describing the auction result as, "a fantastic price and a great result for our vendors, who are thrilled. Congratulations to them and the successful purchasers!"
