With another sweltering weekend behind us, we are thankful for the cooler forecast for the week ahead. Again, our thoughts and well wishes are with those around the state who have been affected by the bushfires. We hope that you are all safe and well.

We enjoyed some lovely weather over the weekend, a perfect way to ease back into the swing of auctions. The REIV recorded 81 auction results across Melbourne but again, due to the low volume of recorded auctions, no official clearance rate was recorded. Fletchers held 3 auctions across the Eastern suburbs over the weekend and we are pleased to report that all sold on the day.

Buyer activity is strong in the market, with large numbers seen at many of our open of inspections. Over the weekend, Senior Associate Michael Richardson saw in excess of 30 groups through for 8 Faulkner Street in Blackburn South and 62 Creek Road in Mitcham. This is certainly great news for those who have, or are planning to, put their properties on the market.

The REIV released the first official auction clearance rate for the year, recording a figure of 68% for the 230 auction results received. Fletchers had a relatively quiet auction weekend, with three properties going under the hammer across the eastern suburbs.

Director and Auctioneer Reilly Waterfield enjoyed a busy week with the official opening of Fletchers Maroondah, topping it off with the fantastic sale of 93 Mullum Mullum Road in Ringwood. A crowd of over 100 people gathered to see the auction of the three bedroom family home. Set privately behind a high fence, the modernised residence offers bright open-plan living and updated rooms throughout. Five bidders sought to secure the property, which sold well above reserve, for $586,000.

The Bellarine office also experienced some great sales over the weekend, including the charming three bedroom, two bathroom home at 82 Fitzroy Street in Geelong. The fantastically renovated weatherboard home offers vintage elegance with modern style, all set in a highly sought after location close to the CBD. The property sold for $575,000 – a great result for managing agents Brock Grainger and Lee Botsios, their vendors and purchasers.
