Seaside Holidays Await

Floorplan

It is difficult to determine exactly when this charming cottage was built because it has an eclectic mix of period features from the Edwardian style internal doors and Victorian timber double hung windows to the 50's art deco bathroom fixtures and 60s kitchen. Whatever its age, the blend of styles works.

Through the double gates in the privacy fence is a whimsical cottage garden that welcomes you in and borders the concrete drive to the single garage. Once inside, bold warm colours adorn the walls of the cosy lounge with gas heating that leads through to the oversized downstairs bedroom with its built in robes and dual aspect windows to capture the light and provide a pleasant view of the rear courtyard.

Also on the ground floor are a central laundry room with shower and separate wc plus the functional kitchen / meals area. You can easily imagine yourself nestled here in winter safe from the cold enjoying a warm cocoa. Alongside this area is the wide staircase (accessible from both the meals area and also from a separate entrance) that takes you up to another enchanting bedroom, also with built in robes and an ensuite shower room. An abundance of windows lend an airy feel to the space and look out over the coastal fauna of the surrounding properties and edge of the bay.

All of the flooring throughout consists of the original timbers, most have already been exposed and a new roof has been recently fitted ensuring that maintenance is not an issue for the new owners. With a situation just a few homes from Swan Bay and a couple of blocks to the main street shopping centre and cafe district, this is the perfect opportunity to establish yourself in the area at a very affordable price for holidays, investment or perhaps a first home. The cottage could be updated to suit your taste or slightly modified to provide the investor unique holiday accommodation to capitalise on the strong local tourist market.

Important Information

Fletchers Area Guide Queenscliff, VIC 3225

Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
