Queenscliff 32 Roddick Grove

Beach house with the chance to shine

Floorplan

Tucked away in a quiet tree-lined street on the isthmus between Point Lonsdale and Queenscliff, this neat 3-bedroom beach house has some real potential. Certainly a smart renovation would enhance home and lifestyle - and naturally its value. But with the block's size, subdivision is an exciting possibility too (STCA).

Currently offering a lounge, kitchen and dining, 3 bedrooms, bathroom, laundry and WC, and rear elevated deck/verandah, the property also has a huge back lawn and several mature trees on the boundary.

Position-wise, it's handy to schools, public transport, Swan Bay and the "dog" beach - and just a short drive to Queenscliff or Point Lonsdale. A little imagination could provide a great investment.

Beach house in great central position with lots of potential Large block, so renovation/subdivision possibilities (STCA) Lounge, dining, kitchen with electric stove and gas cooktop 3 bedrooms with BIRs, bathroom, separate WC, laundry Walk to Bay Beach or Swan Bay - drive to local towns Close to public transport and local schools.

Important Information

Fletchers Area Guide Queenscliff, VIC 3225

Situated on Bellarine Peninsula and the entrance to Port Phillip Bay, Queenscliff's first residents came in the 1850s. The settlement received a fillip 20 years later when a rail service connected the town to Geelong. Today, that rail service only runs 16 km from Drysdale - now as a tourist attraction. The Bellarine Rail Trail is a walking and cycling track that largely follows the railway line. Historical buildings abound in and around Queenscliff's commercial centre.
